Site Visits are must before and after booking a property

There is a word of advice to the property buyers.

You must make regular visits to the site if the property is under construction. It will help you know if the builder is going to deliver the property on time and if he is abiding by the plan that he promised you at the time of booking. A little trouble will save you from some problems. You will find different types of builders in the Indian realty business. It's better to take precautions than to run into trouble after paying money. You invest your lifetime's saving's on buying a property; it is a must for you to ensure to get the value that your money deserves.

Sometimes, the builder makes the deviation in the master plan intentionally, but sometimes it is unintentional and happens due other developments taking place in the surrounding. If you find that the deviation is done intentionally, you can raise your voice. However, if some changes that have you have noticed due to unavoidable reasons, you cannot do anything, but at least, you can know in advance what you are going to get and make some changes in your plan if you can.



You Can Believe, What You See When you go to the construction site, you can see if the builder is making the building as per the master plan. It keeps the pressure on the builder and contractors who are working on the project.

It helps you ascertain the authenticity of the builder's claim. When you go to book a house, most of the builders make tall claims about the amenities and quality of construction. If you book a flat in the under-construction stage, a site visit is more important. You cannot evaluate the quality of construction, but you can find if the builder is making arrangements for all the amenities he promised.

A regular visit to the site by the buyers keep the pressure on the developer to deliver the property on time. Otherwise, builders are in the habit of using the money taken from consumers on other projects to be developed and keep the previous customers waiting. 

• Construction Quality 
Buyers' visit to the site keeps a tab the builders and contractors to use quality materials like cement, iron, tiles, accessories, fittings and all. Builders are prompted to compromise on the quality in order make more profits. 

• Arrangement of Amenities in the Project and Surrounding 
By visiting the site, buyers can ensure that the builder is providing the amenities that s/he promised at the time of booking like swimming pool, gym, spa, garden, market, parking area and others. At the same time, he can also learn what the facilities are are coming up in the surrounding. Builders make tall claims about their properties to make more bucks. 

Ideally, you should visit the construction site every three to four months. It will help you know the current status of the project and keep a tab on the builder to provide the promised quality and amenities and deliver on time.
